One of the most common things we find on inspections is moisture in the crawl space or basement, along the foundation walls. Many times this is caused by one, or a combination of the following:

  • Downspouts not extending far enough away from the foundation. Downspouts should extend as much as ten feet away from the foundation.
  • Clogged and overflowing gutters. When gutters get full of debris, the water flows right over, spilling on to the ground, eroding the soil at the foundation, and allowing moisture to enter the walls and crawlspace.
  • Negative grading is often found. The photos below shows both downspout issues and grounds sloping towards the home. In addition, the concrete pad had settled towards the foundation. Moisture was found in the corner of this crawl space. Soil and grounds can erode from improper drainage, over time; or, as in this case, the grounds were never properly pitched.
Moisture in crawl spaces and basements can be a problem for several reasons, primarily weakening the home structure over time and the high probability of mold and other organic growths. Photo on left shows a decomposing floor joist, photo on right is organic growth on an air duct.

We, at Skyline Home Inspection, encourage you to do the following:

  • Extend your downspouts far enough away from your foundation.
  • Clean your gutters and downspouts! Make sure they are free of debris so they flow properly.
  • Correct any negative grading and make sure water flows away from your foundation, and not into your crawl space.

Taking care of these issues now could save you a lot of heartache (and money!) in the future. We'd rather not find these things out for you after damage has been done.

Licensing Update

Make sure when you look for an inspector, that they are licensed by the State Of Tennessee.  Up until July 1, 2006, inspectors were not required to be licensed.  They are now!

Bill Gets a Shadow

Sondra Clark job shadows BillMarch 20th was an interesting day for Bill! He had a job shadow that day: Sondra Clark. Sondra has job shadowed people all over the country but never a home inspector. We loved the idea, especially for a young woman to experience what is traditionally a male-focused job. Having a young daughter ourselves, and a passion for our field, we were excited to have Sondra experience what home inspecting is all about. Sondra & Bill check out the crawl space

Christian Paro, of Vassion Investment Properties, was gracious enough to accommodate the job shadow on a property he's purchasing out in East Nashville. This was a great house to have Sondra look at because these older homes are not only interesting, but usually have challenges as well due to age and condition.
